Rebuilding a house is a mostly sequential task. One task waits for another, your schedule increases when a single job delays the rest. Usually multiple jobs can be completed side by side, but if you and your team aren’t proficient at doing jobs in sequence, then one job can hold up all other jobs. Timing is important as no matter how much you spend, you won’t gain much financial advantage until your project is complete. In other words, you need to know how to renovate a building fast if you really intend to renovate your finances!

There are literally thousands of tasks to complete when renovating a home; here is an abbreviated list of tasks with descriptions:

Planning – Spend a lot of time building a building plan, schedule, and floor plan before you begin. Try to set up a meeting with all the mechanics to get what they need. You will need to make adjustments to build all the cabinets and mechanical chases on your floor plan.

Permits: Always make sure you get local approval before spending a dime.

Temporary Power: This will be necessary if you have no power available.

Demolition: Remove and dispose of all obsolete and rotting materials. Deconstruct all the way to the bare studs if necessary. Clean the workplace of trash, brush, and unnecessary items.

Structural: repair all structural elements from the foundation to the roof joists

Roof – Complete roof now so interior stays dry

Siding: Repair all siding in the house now

Exterior Windows and Doors: Once completed, the building is dry and secure.

Exterior painting: This can happen at any time in the future.

Internal Structure: Build all internal walls and structure.

HVAC – Install unit and all necessary plumbing.

Plumbing – This goes next, as sewer pipes are somewhat stiff and larger than cables.

Electrical: All cables and boxes go in the walls.

Insulate: Now insulate the walls and while they are open. Consider a more effective spray foam insulation.

Walls – Now use drywall or plaster for your interior walls and ceilings

Insulate the attic: The new roof boards will support the attic insulation.

Paint: Paint the walls and ceilings at this point.

Interior Doors: It’s time to install doors and doorknobs.

Kitchens: Install your kitchen cabinets and countertops.

Bathrooms: Install sink base and top. Finish the frame of your bathtub.

Woodwork Finish – Complete all door and window trim, baseboards, and any other necessary woodwork finishes around the house

Finish the mechanics: The HVAC contractor can now put on the register covers and the thermostat. The plumber can now connect faucets, set up toilets, and trim tub and shower fixtures. Electricians will now install outlets, switches and hang lamps throughout the house.

Finish Painting: All trim painting can now be completed.

Cleanup: Remove leftover materials and clean house and site again.

Floor: Install your floor now that the house is clean and ready.

Landscape and decorate – now is your chance to beautify your building.

Rent or sell – it’s time to stop spending and start making some money from your project!
